The Clients approached me as they wished to improve the existing floor layout and extend to the rear and the side (double storey) of their property.
Initially, the main concern was how the Local Authority would view the side extension as it was relatively close to the boundary line. I believed that the rear extension would not be a particular issue. I prepared a scheme which took into account the need to reduce the height and bulk of the side extension but I was also aware that it needed to be functional and user friendly.
I prepared a draft scheme and after a couple of amendments with the Clients, I submitted to the Local Authority for consent which was duly obtained. Since obtaining planning consent, I have also handled party wall matters with the owners of the adjacent properties, prepared full plans building regulations application and prepared a schedule of works.
