There are many types of RICS building surveys:

  1. RICS Condition Report. The RICS Condition Report describes the condition of the property, identifies any risks and potential legal issues and highlights any urgent defects
  2. RICS HomeBuyer Report
  3. RICS Building Survey
  4. New-build snagging survey

I specialise in full building surveys as in my opinion, they are much more useful to the homebuyer in so far as every element of the building is reported on within a detailed report. I would always recommend that a buyer should have a full building survey carried out prior to committing to purchase a property.

The building survey report will include full details of all visible elements of the building and items of disrepair and defect. It examines all accessible parts of the property. It will also include information relating to the method of construction, condition of the structure, report on the condition of services and likely future repairs.

Surveys also examine outbuildings, boundary walls and fencing as well as drainage systems. The Surveys are very comprehensive reports and include multiple photos of defects and the various elements of the property.

An estimation of reinstatement cost for insurance purposes is not included and neither is a valuation but these can be provided as additional service if you require. You can ask to have specific areas included so that the report covers any particular concerns you have about the building. It is a product which can be tailored to your needs.
